What Does It Cost to Sell a Seattle-Area Home?
Estimate your likely net proceeds before choosing a listing price or committing to the next purchase. The sale price is the starting point, not the amount you will receive after closing.
A useful estimate combines the mortgage payoff, transaction expenses, preparation costs, and the terms you may negotiate with a buyer.
Separate the categories
Start with the items that can be estimated from current records or professional quotes. Keep uncertain expenses visible rather than burying them inside a single percentage.
Your planning may include:
- Loan payoff and any other amounts secured by the property.
- Agreed brokerage compensation.
- Applicable real estate excise tax and closing charges.
- Preparation, cleaning, staging, or repair expenses.
- Moving costs and possible negotiated concessions.
Not every property has every item, and the exact allocation of charges depends on the transaction. Ask for an estimate that reflects your situation.
Use an accurate payoff
Your mortgage balance on a statement may differ from the final payoff amount. Have escrow obtain the information needed for closing rather than relying on a rounded balance in your planning.
If there are other liens, association obligations, or ownership questions, raise them early. A surprise near closing can affect both timing and proceeds.
Compare preparation choices
A seller planning paint, landscaping, or larger repairs should track those costs separately. That makes it easier to compare selling as-is with completing work first.
Ask what problem each expense is intended to solve. Some work addresses a condition concern; other work improves presentation. Neither should be justified solely by assuming every dollar will return at closing.
Model more than one outcome
Ask for estimated proceeds at several plausible sale prices. Also consider what happens if the buyer negotiates a credit or your move involves overlapping housing expenses.
The purpose is not to predict the final figure perfectly. It is to understand whether your plan still works if the outcome differs from your preferred number.
Update as terms become clear
Once an offer is negotiated, refresh the estimate using the actual price and agreed terms. Review the closing statement with escrow before completion and ask about any unfamiliar charge.
Clear numbers make it easier to compare offers and decide what you can commit to next.
